Premium Property Market Update for Solihull and Surrounding Areas

As we step into 2025, the high-end property market in Solihull and the surrounding areas (B91 – B95) has started on a buoyant note.

Following a steady 2024, January has been particularly busy, with increased activity and growing interest from both buyers and sellers in this sector.

Surge in Market Listings

One of the most notable trends is the significant rise in the number of homes coming to market in the upper price brackets. There has been a 34% increase in properties listed at £1 million and above, a clear sign of growing confidence among sellers. Compared to 2023, last year saw a 17% rise in high- value homes entering the market, further solidifying Solihull’s position as a desirable location for property transactions.

However, the market above £2 million has remained stagnant, with no noticeable increase in sales over the past year. This segment remains a challenging one, requiring patience and strategic marketing to attract the right buyers.

The Most Active Market Segment: £1m – £1.5m

The busiest segment continues to be properties priced between £1 million and £1.5 million. This price range is seeing the highest level of activity, with strong demand from buyers who are eager to secure homes in desirable locations. As one of the leading estate agents in the Solihull area, we have observed a flurry of interest, with busy diaries filled with valuations and viewings across all price bands.

Changing Buyer Behaviours

Despite the increased interest in high-value properties, the dynamics of the market are shifting. A growing number of prospective buyers are keen to view homes before even putting their own property on the market. This cautious approach is causing delays in the sales process, as agents are now tasked with building chains to facilitate transactions. While this does extend sales timeframes, it also underscores the importance of being in a proceedable position. Buyers who have already sold their home or have finances in place continue to hold the strongest negotiating power.

The Reality of Pricing in a Sensitive Market

While the market is active, pricing remains a critical factor. There is still a noticeable disparity between listing prices and what buyers are willing to pay. Many homeowners rely heavily on valuations from multiple agents when setting their asking price, but it’s important to recognise that a valuation does not always translate into a final sale price.

Ultimately, a property is only worth what a buyer is willing to pay. If a home remains on the market for several months without serious offers, it is a clear indication that the asking price is too high. Sellers who are keen to move must be prepared to adjust to market conditions. In today’s environment, being realistic about pricing and understanding buyer expectations can make the difference between a successful sale and prolonged stagnation.

Looking Ahead

The market in Solihull is showing strong momentum, particularly in the £1 million to £1.5 million range. The increase in listings suggests growing confidence, but sellers must remain mindful of market sensitivity when setting their price expectations.

For buyers, securing a home in this competitive market means being in a strong position to proceed. Those who have already sold their property or arranged their finances will have the upper hand in negotiations. As we move further into the year, it will be interesting to see whether the £2 million-plus segment gains traction or remains flat.

For those considering buying or selling, now is a great time to assess your position and make informed decisions. If you’re looking for expert guidance on navigating the market, our team is here to help you every step of the way.
