Search to find investor for first phase of Mell Square redevelopment

THE HUNT is on to find a funding partner for the first phase to on redevelopment plans for Mell Square.

CBRE has been selected to introduce an investor to work alongside Muse to deliver 346 Build to Rent apartments at Holbeche Place (formerly known as the Mell Square development) marking phase one of the redevelopment of the site.

A masterplan for Holbeche Place includes up to 1,600 new homes and associated amenity, including shops, bars and restaurants, and more than 50,000 sq ft of green space, to be delivered in six phases over the next ten years.

A detailed planning application for the phase one apartments was submitted to Solihull Council in February 2026.

The plan includes four apartment blocks from 6 up to 13-storeys in height, with amenities including a tenant lounge, co-working space, communal courtyard and 60 parking spaces.




Hannah Badger, director in CBRE’s residential capital markets team, said: “Solihull is one of the West Midlands’ most affluent towns and a highly sought after residential destination.

“Tenants benefit from the abundance of amenity right on their doorstep in addition to the unrivalled connectivity into Birmingham.


“To date there has been a fundamental undersupply of rental stock in the town centre to accommodate this strong demand.”

In addition to Holbeche Place, Muse is leading the £3.2billion Arden Cross neighborhood, which includes the new HS2 Interchange, 3,000 new homes and business space.
