DEVELOPERS have submitted an plans to build 250 homes near Berkswell Windmill.
Vistry Group has handed a reserved matters application to Solihull Council for permission to build on land at Pheasant Oak Farm in Balsall Common.
This comes after Solihull Council’s Planning Committee approved outline plans for the site last April,
The outline permission, secured by Barwood Development Securities Ltd, established the principle of residential development on the site.
The forthcoming reserved matters application will focus on the detailed layout, appearance and landscaping arrangements, setting out how the development will be delivered before a full planning application is submitted.
The proposals include 250 new homes, with half designated as affordable housing to help meet housing needs.
A spokesperson from Vistry said: “This next stage is about translating the approved principles into a well-designed, high-quality neighbourhood that responds positively to Balsall Common and delivers real benefits for both new and existing residents.”
The outline plans also include green public open spaces, children’s play areas, a community garden or orchard, and improved pedestrian and cycle links, including enhancements to Millennium Way, a new pedestrian crossing on Waste Lane and upgraded footpaths and cycle routes linking to the village and railway station.
In December 2025, Vistry entered into contracts with Barwood Development Securities Ltd and will now deliver the homes at Pheasant Oak Farm through its Vistry Homes Collection and premium Bovis Homes brand.
